What must the Seller disclose about the property before I buy it?
If any sever structural damage must be declared and any out standing liens or over due taxes. Failure to do this can result in the cancellation of the contract. This is why one must have a qualified home inspection and if unique items are in the house have a specialist in that area check it to ensure all is good.

Any major defects, particularly those that effect the structural stability of the home. Any major crimes that have taken place in the home I.e. murders, meth labs, etc. Disclosure laws vary, so you would want to check with your listing agent or a real estate attorney. Of course, a lot of the burden rests on the buyer. There should always be an inspection of the home prior to closing. Usually this is paid for by the buyer, but sometimes the seller foots the bill - depending upon the market and/or terms of the contract. Any problems defects found during the inspection that had not aready been disclosed and addressed in the contract could be a deal breaker.
