What does a Buyer's Agent do in the Real Estate Industry?
I used a buyers agent. Essentially they go out and look at the houses that are on the market for you. They meet with you to find out what your looking for. After they find a house they think you would want the will do the initial negotiation with the real estate or private seller to see if the house is in your price range. They will also pre qualify you for a home loan at times. They are helpful by weeding through all the listings and giving you a few homes that they feel will be in your price range and have the features you want. I found it made finding a house soo much easier.
In Ontario they highly advise the use of a buyer agent to ensure that you understand the Legalities of the market and help you place well worded offers. They are also bound to ensure you do proper title searches and such.
They do help in that they also see listing before they are open to the public thus you are better informed when a house in your price range that might suit your needs is to hit the market. Mine also ensured none of his clients entered bidding wars.

Having a buyer's agent will avoid the conflict of interest that sometimes arises when an agent represents both the buyer and the seller. In most areas a listing agent can represent both parties. With a buyers agent you know that your agent is only working for your best interest and not the seller.
