Why do some landlords rather try to get a High Rent while having an Empty Apartment?

Apartment Empty and Rent High
They are looking for the high end people The one less likely to skip out on rent. By keeping the rent high they are making sure the tenants they get are ones that are more trustworthy in the landlords eyes. These are renters who have extra cash and are wanting a place that is in a more quiet area or upscale area.
