If your swapping houses the the houses themselves are the monetary value of the swap. As long as the county recorder gets the titles to the houses correct and fees paid then you will have a new house. I know in family transfers of houses is something you can do for no money besides the fee to switch the name that is on the title or deed.

Of course you can. As long as you own the home you can give it to whomever you wish with a quit claim deed. Whoever you are swapping with would then get the new deed to the property. If there is an existing mortgage the new owner would need to secure a new mortgage and pay off the existing mortgage. It is always a good idea to hire a real estate attorney when making such transactions.
