Concerning walls, what kind of ware and tare is acceptable? How do I know when I will lose some of my deposit because the landlord claims he has to repaint.
Paint fading over time is normal wear and tear on walls. You may ask them what they approve of for the hanging of pictures or other items of art. this will keep you from paying our of your security deposit for repairs. Many renters will spackle the holes in the walls that they put in when they are ready to move out. Spackle is cheap and easy to use. This will help the landlord show your vacant apartment and repaint easily. This will possibly get you your deposit back quicker. If a land lord holds your deposit for repainting I would take them to small claims court.
Best thing to do is take pictures of the place before moving in. When you move out take pictures again. This will help you in case the landlord tries to charge you for repairs that are normal ware and tare or a preexisting condition.
A lot depends upon the terms of your lease and how picky your landlord is. Generally normal wear and tear such as small nicks and worn paint won't matter. Some places allow a certain number of nail holes for hanging pictures, others require tenants to spackle the holes upon moving out. There are special hangers available that cause minimal damage to walls. These are made with renters in mind.
