In my area any repair over 500 found in an inspection voids you bids and you can go back to renegotiate the price.

I strongly recommend doing the inspection with them as that way you might spot an issue they miss or you can get advice on how to best approach a small repair you notice along with approximate costs. If the inspector has issue with you being their would be suspect as to their integrity.

Asks you friends who they used I find a referral is often getting a person I can trust.

You need to check the real estate laws in your area. Some places it must be spelled out in the contract who pays for the inspector and who is responsible for any repairs on deficiencies that are found during the inspection. I would recommend that anyone buying a home find a qualified inspector to give the home a thorough check before closing the deal.

Inspector Property

The clauses where put right into the purchase offer when I made it. The Realtor I used had it included before I even asked about it, partly why I chose him he was helping me understand the industry through his wed site long before I was even able to start looking.

He even dropped by two weeks ago as he was selling a house around the corner he seemed very glad at the changes we made to the house. Could have been looking to see if we were ready to resell also.

Inspector Property

I made sure that a qualified home inspector was used before I bought my home. I knew of some problems and was happy that I found more problems than the inspector did. I have worked to make sure those that I had found are being repaired and making my house worth more money. smile.gif
