Can the Landlord insist that his rent needs to be paid quarterly rather than monthly?
The landlord can set up the lease how he wants according to state laws. You only choose to pay that way if you sign the lease with those terms. He can't choose to change the terms in the middle of your tenacy if that's what you're asking.
