If I wanted to significantly raise the value of my property will adding a pool help?
Adding a pool can raise your property value but it will also raise your property insurance rates. If you want to raise your property value add on to the existing house. If it has a attached garage remodel that area to a room and place a new garage to the side or in back so it is not attached. This will add value and decrease you insurance.
KNtoran I think the pool value changes from year to year and also where you live. They are getting too expensive to operate for many in my area. A family of four can buy a yearly pass for skating and swimming for 250. Pool operating for a summer will triple that or more.
Last few years in Ontario a pool decreased property value and ability to sell. A hot tub is more sought after.
In a hot country or area that I am sure is reversed and it would add value due to decreased operating costs and year round accessibility to it.
Yes a new addition of refinishing an area like the basement is a big helper in price but drives up your taxes also. If you can do renovations yourself then property value vs cost of project is in your favor but when paying some one it seldom pays off unless you are going to actually live in the home for a few years before selling.
My advice look in the real estate mags or your local listing at a home similar to your own in size and amount of finished interior space. Then look at the prices of the ones with the modifications done that you are thinking off. If it is a large positive difference then do it before selling other wise just sell and let the next person do it.
Only items you upgrade just to sell at an equal pay off is roof windows. Redoing the Kitchen is a big selling point and can fetch the extra bucks. I redid my kitchen for 500 and it will sell the house on its own. All I did was refinish what was ther and install a new counter top and back tiles.
Reding the bathroom sells a house fast but is expensive and bring in only a modest increase in home value. Basement is a big item.

I can see your point Krakyn on the pool for the northern reaches of the states and southern reaches of Canada. I have found that the weather is usually warm enough for a swim long before a public pool opens. The weather is still nice enough for a swim after the public swim season is over. Having a pool in your back yard lets you go swimming earlier and longer than one can at a public pool. It also allows for a late night swim without worries of the police kicking you out. Plus a nice relaxing day in your own pool without kids splashing you all the time is a lot better.
In my neck of the woods having a pool in your yard can increase your properties value. But like I stated earlier it can also increase your insurance cost.
Adding a pool "can" add value but it really depends on the area where you live. As has been mentioned the costs of maintaining a pool often off set any value increase. When I sold real estate in a previous life the homes with pools were often on the market substantially longer. If you are looking to add resale value to your home you are better off upgrading your kitchen and baths. You get more bang for your buck.

Of course, but the taxes you will have to pay are also higher. Here in Trinidad, a house with a pool with sell for millions of dollars and let's not mention that huge water bill!

Since it is a pool do people not use the salt water system and truck it in from the ocean? Might be a cheaper way to go.

Where's Trinidad? (sorry for my ignorance). Pools always increase the value of a property but I find the bills you have to pay after wards are ridiculous.
