
Gaucho, I commend you for looking so far ahead. Most people would wait until the very year of retirement -- or not at all! -- before exploring these ideas. You've picked some good "independent" types of jobs -- I wish you luck. Real estate is a great field, and heavily regulated in California. The license is up to about $400 per year right now, plus memberships in various organizations (to perk up your business cards ) and E&O insurance (although brokers may cover you there). Commissions are about 2% of the total sales commission, which is, of course, still around 6% on residential homes. The *big* bucks are to be made in commercial real estate. Even 1% of a million dollar sale is a nice chunk of change.
