The deposit might be in relation to the amount of risk involved. You can get a mortgage with only a 10% deposit but then I have known others that put 15% or even 20%. Some buyers pay more so they have less monthly interest to pay.

Not necessarily, it all depends on who is buying, the capitol they have to back them up and what they intend to do in the long run worth their business so its not a high risk to the mortgage company buying the property for you.
